What I see in Dana Point homes

Dana Point is one city made from three older communities. When it incorporated on January 1, 1989, it took in parts of Dana Point, Capistrano Beach, and Monarch Beach, each of which had been building for decades. The Lantern neighborhoods, with streets named for the colored lanterns ships once carried, were the start, and Capistrano Beach lots were being bought up for development from 1928. Most of the city came in the decades after World War II, and the harbor was built in the 1960s and dedicated in 1971.

The city's own hazard plan notes that several older neighborhoods, Capistrano Beach in particular, hold homes built before modern seismic codes. A house that predates today's seismic rules usually predates today's electrical code too, and it tends to show: a service sized for a smaller house, a panel with every space filled, ungrounded circuits in the original rooms, and additions tied into whatever circuit was closest. On the bluffs and the hillsides, long runs from the meter and panels mounted on exterior walls add to that list.

Salt air is the constant here. Meter and panel enclosures, exterior outlets, landscape lighting, and pool and spa equipment corrode from the outside in, and the damage often starts at a connection nobody can see. For a house above the beach or near the harbor I plan exterior work around that exposure, with sealed, coast-rated boxes and fixtures, hardware that resists rust, and connections I can get back to later.

Newer and remodeled houses, from Monarch Bay to Niguel Shores and the streets around the Lantern District, tend to need additions rather than repair: lighting design, landscape and path lighting, spa circuits, a charger in the garage, and cameras. The city's hazard plan also notes a growing number of accessory dwelling units, and a new unit usually means a subpanel and sometimes a larger service at the main house.

Permits in Dana Point

Dana Point's Permit Center at City Hall, 33282 Golden Lantern, issues electrical permits along with building, pool and spa, and solar permits, and every application goes through the city's eTRAKIT portal. I submit the application, schedule the inspection, and am on site for it. Development in the city's Coastal Zone generally needs a Coastal Development Permit unless it is exempt, so for an addition, an ADU, or new work outside the house I check with the city's planners early about whether one applies. Dana Point is on San Diego Gas & Electric's system rather than Edison's, so when a main service upgrade calls for a disconnect and reconnect, I schedule it with SDG&E.
