What I see in Newport Beach homes
Newport Beach is old by Orange County standards. The scattered settlements on the Peninsula incorporated as a city in 1906, the harbor islands such as Balboa Island and Lido Isle filled in with homes, and Corona del Mar was annexed in 1923. Newport Heights is mostly houses from the 1940s through the 1960s, many remodeled or rebuilt since. Newport Coast is at the other end: an Irvine Company master-planned community that joined the city in the early 2000s.
On the Balboa Peninsula, Balboa Island, and in the older parts of Corona del Mar, homes have often been added onto more than once, which can leave wiring from several decades in one house: old runs spliced into new ones, a small service feeding a big remodel, and panels of that era never meant to carry a modern kitchen. Narrow lots and alley garages make access part of the job, and I plan around them.
Salt air is the other constant. Near the water, exterior fixtures, receptacles, and panel enclosures corrode, and a fixture that would last twenty years inland may not last ten a block from the sand. I use fixtures and boxes suited to the coast and seal what is exposed, and when a breaker trips only on damp mornings, corrosion is one of the first things I look for.
In Newport Coast the houses are larger and newer, and what they tend to need is additions rather than repairs: lighting design, landscape lighting, EV chargers, and cameras. Permits in Newport Beach
Newport Beach permits go through the Building Division of the Community Development Department at 100 Civic Center Drive, where the Permit Center issues electrical permits along with every other kind. Some residential permit types can be applied for online through the city's iPermit system, and the rest go through the Permit Center. I pull the permit, schedule the inspection, and am at the house for it. In Newport Coast, the community association runs its own architectural review for exterior changes, so outdoor lighting or a charger on an outside wall should go to the association before I start. Southern California Edison serves Newport Beach, and for a main service upgrade I'm the one who arranges the disconnect and reconnect with them.

Yes, and on Balboa Island and Lido Isle. The lots are tight, many garages open onto alleys, and houses there were often rewired in pieces over the decades, so I plan access, parking, and materials before the day starts.
Why do my outdoor lights near the water keep failing?
Most often it is corrosion: salt air gets into the fixture, the socket, or the connection behind it. Replacing the bulb does not fix that. I open it up, find where the corrosion is, and replace it with a fixture and box made for the coast.
My Corona del Mar house has wiring from three different decades. Is that a problem?
Not by itself, but it is worth checking. Mixed wiring is where loose splices, overloaded circuits, and ungrounded runs feeding new rooms tend to hide. I trace what is there, test it, and tell you which parts can stay and which should be replaced.
