What I see in Laguna Beach homes

Laguna Beach houses are old by south county standards. Craftsman bungalows from the early 1900s still stand downtown and in South Laguna, and when the city surveyed its buildings block by block in 1980 and 1981, looking at everything built before 1940, it found 706 structures of historic significance. Many of the cottages have been added onto over the decades, so one house can hold wiring from four or five different eras.

Houses that old can still have knob-and-tube wiring somewhere, usually in an attic or behind original plaster, and often spliced into newer circuits by a past owner. It is not automatically dangerous, but it has no ground, it was never meant to be buried in insulation, and it does not tolerate amateur splices. I find out how much of it is still live and what it feeds before recommending anything.

The land shapes the work too. Town rises fast from the shoreline into the hills and canyons, so homes in Bluebird Canyon, Arch Beach, and Top of the World come with long service runs, steep access, and panels in awkward places. The 1993 fire destroyed or damaged 441 homes, so some of those hillsides mix houses rebuilt after 1993 with much older ones next door, each wired to the code of its own day.

Close to the water, salt air is hard on anything metal outside the house: fixtures, outlet covers, and meter and panel enclosures. In a cottage a block from the beach I plan exterior work with that in mind, choose hardware that holds up to it, and check the connections that corrosion usually reaches first.

Permits in Laguna Beach

Electrical permits in Laguna Beach come from the Building Division of Community Development at City Hall, 505 Forest Avenue, and applications can be submitted online through the city's Public Permit Portal. Interior work with no exterior changes can usually go straight to a building permit, but changes to the outside of the house may need Design Review first, and a historic home can add a heritage review.
